Our dedicated team of employees brings a wide range of expertise to the attentive care of each facility.


Andy Yap MBA CIA, CCSA, AAIA,  Principal Management Consultant 

Andandyy has over 20 years experience in operations, internal controls, risk management, accounting, internal and external audits in public accounting firms, limited companies and listed companies environment and 7 years of experience in facilities management.


Andy is the holder of a Master of Business Administration (MBA), qualified as a professional in accounting and auditing (The Association of International Accountants, UK), internal auditing (Certified Internal Auditors, USA) and  control self-assessment (Certificate in Control Self Assessment, USA). Andy also attended various training, workshops, seminars and forums in general management, Companies Act, Strata Titles Act, Common Property Act 663, property management. taxation, accounting, auditing and risk management. He is an Associate Member of The Association of International Accountants, and a Chartered Member of the Institute of Internal Auditors Malaysia.


Andy has in-depth knowledge in Strata Titles Act and Act 663 and hand-on experience in liaising with developers, relevant authorities like Lembaga Perumahan, Pejabat Tanah dan Galian, Commissioner of Building etc. He also serves in the Committee of management corporation, manages the MC and handling management and facilities functions with proven records. 





Chiam Toon Jou, Senior Manager of Facilities Management

Chiam brings many years of experience in all aspects of sales and marketing, administration, facilities, property and  community management to his position.




His scope of management functions covers:

  • M&E Facilities like lifts maintenance, main electrical fuse switchboard, electrical cabling and fittings, generator set maintenance, water pumps, intercom and sauna.


  •  Maintenance Services like cleaning service, landscaping and gardening, garbage and refuse disposal, plumbing, roof leaks, cracked walls, signage and structural defects.


  • Other Facilities like gym maintenance, squash court, tennis court, badminton court, clubhouse, swimming pool, playground, security service.


  • Finance and administration functions like collection of management fees, service charges, water payments, insurance on behalf of MC, banking-in services for daily collections, billing, responding to maintenance complaints from residents etc.


Chiam has also served on a Committee Board of a 5-storey Low Cost Flat Building in Cheras.


Ivy Sam , General and Administration Manager
Ivy has 13 years of experience in all aspects of credit control, finance, debts recovery, operations, risk management and accounting in listed companies environment. Ivy had served the positions as Section Head, Credit Control, Section Head Asset Management, Senior Executive, Debt Recovery Department, and Assistant Manager, Risk Management.

IvyIvy has a tertiary qualification of a degree in Bachelor of Business (Banking and Finance), Monash University, Melbourne, Australia.

In addition, she is also a member of the Malaysian Institute of Management (MIM).

Ivy’s jobs function includes service charge and various billing, bookkeeping and accounting, preparation of management reports, liaison with authorities, complaints handling and other administration functions.
